Full system design and retrofit design, including shop drawings, riser diagrams, and battery and voltage drop calculations. Sealed and ready for permit submission and construction.

Engineering design for electromagnetic lock (maglock) systems, ensuring proper operation during fire alarms, power loss, and emergency conditions while meeting life safety and code compliance requirements.

Revit and AutoCAD modeling with electrical conduit and wiring layouts for field installation. Clash detection resolved before crews are on site.

SMOKE CONTROL TESTING PLAN & VERIFICATIONS

Smoke control system design and compliance support, including stair pressurization and mechanical smoke exhaust, coordinated with the base building mechanical systems.

FROM DESIGN TO OCCUPANCY

DEFINE

We confirm occupancy classification, governing codes and standards, and site conditions at kickoff, so design criteria are locked before drawings start.

STEP 2

DESIGN

Our P.Eng engineers design the systems, run the calculations, and issue sealed drawings coordinated through BIM, ready for permit submission and tender.

STEP 3

COORDINATE

Through construction we review shop drawings, answer site and RFI questions, and resolve conflicts with mechanical, electrical, and structural trades before they hit the field.

STEP 4

VERIFY

We witness testing, review deficiencies, and complete integrated systems testing to CAN/ULC 1001 with final documentation for occupancy.

What's the difference between fire protection engineering and fire safety consulting?

Consulting interprets code, audits existing buildings, and prepares fire safety plans. Engineering produces sealed designs that get permitted and built: fire alarm, detection, and the systems they integrate with. Most projects need both, and UNIO does both under one workflow.

Yes. Designs are stamped by an Ontario-licensed Professional Engineer wherever a seal is required. We also produce detailed, installation-ready shop drawings so installers can build directly from our documentation.

Designs follow the Ontario Building Code and Ontario Fire Code, with fire alarm systems designed to CAN/ULC-S524 and verified to CAN/ULC-S537, and integrated systems testing to CAN/ULC 1001. Where referenced by code or project requirements, we design to NFPA standards including NFPA 72 (fire alarm), NFPA 13 (sprinklers), NFPA 14 (standpipes), NFPA 20 (fire pumps), and NFPA 2001 (clean agent systems).

Yes. We can engage at any phase: schematic design, construction documents, tender, construction administration, shop drawing review, and integrated systems testing through occupancy.

Yes. We design clean agent suppression systems, including FM-200 and Novec 1230 (FK-5-1-12), as well as water mist and pre-action systems to NFPA 2001 and NFPA 750, for server rooms, data halls, archives, and similar sensitive spaces, with our mechanical fire protection specialists.

Yes. We prepare the permit application drawings and supporting documentation, and guide you through the submission. The application is filed under the owner’s name, with everything packaged so it’s ready to submit.
